On Wednesday, November 6th, award winning multi-family syndicator, Bruce Petersen - The Apt Guy - will be in Nashville for a half-day crash course class on multi-family syndication and will be speaking at the Real Estate Investors of Nashville’s Deals meeting in East Nashville.

Bruce began mentoring others in the syndication, acquisition, operation, and disposition of multiple apartment complexes in 2014. Bruce’s passion is providing passive streams of income to investors by buying and improving apartment complexes and creating communities residents love to call home.

The Apt-Guy℠, Bruce Petersen, is a serial syndicator of large multi-family properties throughout Central Texas ranging in size from 120-292 units and currently manages a commercial portfolio of around 1,000 doors. He was awarded the Austin Apartment Association’s Independent Rental Owner of the Year for 2016 and the National Apartment Association’s Independent Rental Owner of the Year for 2017.

Bruce targets stabilized properties where he can buy a cash-flowing asset and drive value through improved operations. He is able to do this by implementing his proven systems and deploying his experienced staff to replicate his business model across the new acquisitions.

In this half-day class, held at the offices of Toro Title in East Nashville, Bruce will cover:

  • What a syndication is and the two main structures you will likely use for your offering/project (506b and 506c)

  • Why you would want to syndicate, how to scale and bring others in to your organization to shore up weaknesses you may have

  • Ways to monetize your syndication as the deal sponsor, from acquisition and disposition fees, asset management fees, promotes, etc.

  • How to properly go about networking and raising money for your deal (differences in 506b and 506c)

  • The team members you will need for a successful syndication

  • The plan: where and what will you buy?

  • General rules of thumb for your target property (i.e.- 1% rule, drive the asset and/or schedule initial tour with listing broker, detailed market survey, LOI if the deal makes sense after a detailed underwriting)

  • Timeline to close on the property (this will be a handout or download)

  • The important few post close items and team members you will want to engage within the first 30-60 days of closing on the property

  • How to work with your lender and common lender requirements during your ownership
